LOUBSER WORKSHOP offers a full range of architectural services across various project scales and types. We are licensed to practice in the states of Tasmania, Victoria and South Australia. We are also able to service other states of Australia under mutual recognition.

Feasibility, concept design, design development & interior design, development application and construction documentation are the core stages of the design process.

Contract administration and construction design support are also included in our process and round out the holistic approach we take to your project.

Michael is a Certified Passivhaus Designer (CPHD) and passionate about high performance and healthy buildings. Our Passivhaus offering can be included in any project and the principles will be applied regardless of the project scale or type.

Our Process

LOUBSER WORKSHOP recommends working with a preferred builder from the beginning of the design process. We’ve developed strong relationships with the best builders in Tasmania and consider them integral to the success of our projects. If you do not have a preferred builder in mind that’s OK, we will make recommendations for you to consider.

Project Feasibility

Prior to signing a design proposal with us, we will work through a feasibility exercise with you to ensure your project aspirations are in line with current market conditions and resource availability. This process will outline a holistic project budget taking into account your brief, architectural, consultant & authority fees, and an initial forecast of the Cost of Works for your project. We typically complete the feasibility with your preferred builder.

Concept Design & Budget Estimate

This stage includes a detailed brief collection workshop and site assessment, preliminary review of planning conditions, design research, sketching, concept design presentation, budget estimate (by builder), budget review and final concept design changes. Your project will be modelled in 3D and we will provide access to a 3D model viewer so that you can fully understand the design.

Design Development & Interior Design

We engage specialist consultants as required to contribute their knowledge to the project and continue to develop more detail in the design. We also commence the interior design process with a brief collection workshop. Once we have completed the Interior Design stage you will have a complete understanding of the look and feel of your project from the inside to out.

Development Application

We prepare and review the architectural documentation and specialist consultant information required to submit the project for a Development Application. Depending on the scope of the project the development application will fall into five classification types:

  1. Exempt

  2. No Planning Permit Required (NPR)

  3. Permitted (no public notification)

  4. Discretionary (public notification required)

  5. Prohibited (Council must refuse the application)

Construction Documentation

We finalise all the design and construction details and coordinate the remaining specialist consultants work into the architectural documentation. The end result is a holistic representation of all the design conversations, ideas and aspirations of your project. This is the instruction manual the building team follows to bring your project to life.

Contract Administration and Construction Design Support

Depending on the final contract between yourself (the client) and the builder (contractor) we will either be involved to administer the contract (ABIC suite of contracts) or provide Construction Design Support (Master Builders/HIA Contract). In any case we will be at hand to review and respond to any questions that come up through the construction process.
